Always confirm that the person renting to you actually owns (or is authorised to sublet) the property. Ask for a copy of their NRIC or passport and confirm it matches the property title. You can request a title search through the Singapore Land Authority (SLA) for a small fee.
Not everyone is eligible to rent an entire HDB flat. Under HDB rules, the landlord must have met the minimum occupation period (MOP) โ typically 5 years. Singapore is dense. Check for proximity to MRT tracks, expressways, construction sites, bars, or nightlife. If possible, visit at different times of day. Standard deposits in Singapore are one month's rent for a 1-year lease, or two months' rent for a 2-year lease. They are required to act in your interest, maintain professional standards, and are accountable for their conduct. You can verify any agent's licence at the CEA Public Register at cea.gov.sg. Using an unlicensed individual leaves you with no formal recourse if things go wrong.
